Real Estate Trends for Condos and Townhomes in Carlsbad

Carlsbad, California is one of the most beautiful places to live in Southern California. Prices for homes here tend to run higher than other North County San Diego Communities, partially because of the beautiful beaches, and partially because of the community itself.

Recently the prices of condominiums and townhomes in the Carlsbad area have increased.  At the same time, however, the number of homes that are for sale has increased as well, indicating that the demand for these condos may be decreasing.  This may be because the quality of condo for sale is increasing, indicating a potentially good sign for the housing market here.  We’ll just have to wait and see.

As you can see by the chart above, the average Carlsbad attached home, either condo or townhome, is now at $577, 592.  This is for an approximately 1500 square foot home with three bedrooms and two and a half baths.

Carlsbad Condo and Townhome Trends are Moving Upward

The median price of a condo in Carlsbad and La Costa has increased slightly this past week.  Of significance, however, is the fact that inventory has decreased, indicating a potential for the market to tighten a little, and for that pressure to continue to apply upward pressure on housing prices in the Carlsbad and La Costa area.

Are Carlsbad Home Prices Going to Hold Up?

The median sales price of a home in Carlsbad, as you can see from clicking on the chart above, has risen slightly to $798,000.  The highest priced listing was $14,900,000, and the lowest priced listing for a single family residence in Carlsbad was $349,000.  But rising inventories suggest that the price rise may be temporary.

In terms of supply and demand, the
Carlsbad market is getting cooler – more
supply is coming on the market
relative to the sales demand.
However, in recent weeks Carlsbad prices
have been moving higher. Since it is
technically a Buyer’s market, this
price trend may be a result of
improved quality (newer, larger
homes) of the homes being listed.
