If you’re a boy or girl age 55 or older, then in the world of real estate you’re considered a “senior.”  No matter what your feelings about putting a few years on, and perhaps a few pounds as well, being a senior can be very beneficial when you’re looking at either buying or selling a home in the North County San Diego area.  In this section of our Seniors and 55+ topics we’re going to give you the best overview you can find on the various 55+ communities in Oceanside, Carlsbad, and San Marcos.  We’ll also point out other senior communities in Vista, Fallbrook and Escondido you might want to consider as well.

Remember that each of these senior communities have distinctive amenities and features.  Some 55+ communities have detached homes, others attached or twinhomes, and still others are manufactured homes.  Senior communities will often have community centers, swimming pools and other organized events.  Others just provide a safe and serene backdrop for a modest and inexpensive home.  The HOA dues vary quite a bit from senior community to senior community, so be sure to factor these costs and benefits into your analysis of which of these areas is best for you now, and will continue to be best for you in the future.

Planning Your Move to a 55+ Senior Community

Here’s a couple of tips for you as you begin to plan your move into a 55+ senior community:

    • Know the rules about moving your current property tax bill to your new home.
    • Consider HOA, insurance and other fees that may rise over time.
    • Investigate transportation options around your new home.
    • Please consider purchasing your new home with a HECM Reverse Mortgage.
    • Know the rules about parking, visitors and renting out your property.
    • Read and understand what your HOA pays for, how the HOA functions, and what rules or regulations may affect you in the future.
    • Talk to your attorney about title and estate considerations.
    • Finally, be prepared to work with a qualified SRES (Senior Real Estate Specialist).  Only a small fraction of all real estate agents are qualified SRES professionals.  It’s a difference that will pay you handsomely.

There are a couple of ways to learn why the Ocean Hills Country Club, a 55+ Senior community in Oceanside, might be the right place for you to live.  Just to get you going, here’s some general information that’s been provided by the Ocean Hills Country Club Community Association.  Check it out, and then we’ll get you some more in-depth information on this wonderful senior community.

OCEAN HILLS COUNTRY CLUB is located on 350 acres in Oceanside, California, 3.5 miles from the Pacific Coast, 30 miles north of San Diego. The architecture is inspired by Mediterranean Sea Villages and Aegean hill towns, with red tiled roofs and bougainvillea-covered white stucco walls. Eight Villages with names like Mykonos, Corfu, and Portofino comprise the community, and street names such as Rhodes, Aegina, Barcelona, and Poseidon echo the Mediterranean influence.

The first phase was completed in 1984, the final in 1998, totaling 1632 homes. Each phase is referred to as a “Village”, a corporation with its own homeowners association and governed by a Board of Directors. The common area properties are governed by a separate corporation, Ocean Hills Country Club Homeowners Association, commonly called the “Master Association”.

Restrictions: As a senior housing community in compliance with Federal and State law, age documentation records are required. Every person residing in a home must either be 55 years of age or older, a spouse or cohabitant, or other qualifying resident. Visitors are limited to a maximum stay of 90 days (whether consecutive or non-consecutive) in any calender year.

Any exterior improvement or alteration, modification or re-decoration, including landscape additions or changes, requires prior approval by the Architectural Committee. Applications are available at the Homeowners Association Office.

Homeowners Fees: Homeowner association fees cover the cost of landscaping and maintaining front yards and common areas, irrigation systems, watering, roof & mailbox repairs, and exterior painting. Monthly homeowner fees for the 2010-2011 fiscal year (April 1 through March 31) range from $403.00 to $439.00, varying from Village to Village.

Amenities: Amenities include: a 2,138-yard par 55, 18-hole executive golf course; lighted tennis courts; paddle tennis courts; bocce ball courts; swimming pool with spa; and much more. In the 30,000-square-foot Clubhouse you will find a Nautilus exercise room, a library, a large auditorium, and many activity rooms. Also available are arts and crafts studios, sewing room, woodworking shop, etc. Examples of classes offered are pencil drawing, Tai Chi, ballroom dancing, and ceramics. Interests are satisfied in a wide variety of clubs- Anglers, Computer, Sailing, Ski, Choral Society, Bridge, Sewing, Etc., just to name a few.

Ocean Hills is a fully gated community, with access control and patrol services 24 hours a day. Entrance into the community is closely monitored. Each home contains an alarm system that reports police, fire, and medical emergencies to a central monitoring facility operated by the Association.

Homes vary in size from 971 sq.ft. to 2600 sq.ft.

Villa Trieste is a 55+ Senior Community located in the Rancho Del Oro area of Oceanside, CA.  150 homes that were constructed in the early 1990′s make up this small, but very impressive enclave of condominiums and duplexes.  A beautiful community pool and clubhouse with many amenities anchors this very nice senior community.

Look below to see available homes in the Villa Trieste community.  You’ll see that the properties range in price from the $200,000 to $400,000 range, with the condos and duplexes having quite a different look and feel.   This is a senior community, and there are Home owner’s fees that are in the $225 to $300 a month range….quite good for this area.

Rancho Carlsbad Senior Community in Carlsbad

Considered a manufactured home for your senior lifestyle?  Well Rancho Carlsbad Senior Community, located off El Camino Real in Carlsbad, just might send you packing!  This 55+ senior community consists of about 500 homes, manufactured homes, that are located on land that you actually own.  Unlike some “mobile home parks”, Rancho Carlsbad is a condominium complex of manufactured homes where you own the land, the home, and an undivided interest in the community facilities.
